Ashby Ponds to Expand Senior Living Options with Innovative Apartment-Style Homes in Loudoun County

Meeting the demands of a growing Baby Boomer population, Ashby Ponds retirement community is set to introduce Red Robin View

(ASHBURN, VIRGINIA)  - The first of the 78 million Baby Boomers turned 65 in 2011, starting an upward trend of increasing growth in U.S. older populations.  In 2010, the U.S. Census indicated that "by 2030, all of the baby boomers will have moved into the ranks of the older popula­tion. This will result in a shift in the age structure, from 13 percent of the population aged 65 and older in 2010 to 19 percent in 2030." "These numbers indicate that retirees are increasingly seeking a comfortable, affordable lifestyle accompanied by the financial security that Ashby Ponds can provide," said Ashby Ponds' director of finance, Chris Villa.  The Ashby Ponds community recorded 98.7 percent  occupancy at the end of January, exceeding the industry average of 88 percent. Loudoun County, the nation's wealthiest county, is an ever-increasing destination for retirees; U.S. Census data indicates that past few decades have seen an uphill climb in retirees moving to the area, often choosing it over some traditionally popular destinations like Florida. "With many Baby Boomers retiring, there is a demand for high-quality senior living options and I am glad Ashby Ponds is providing these options in Loudoun County," said Loudoun County Supervisor Shawn Williams, who represents Broad Run District. The natural beauty of Loudoun County's landscape, its rich history, and rural charm may also be part of what attracts retirees to the area.  Ashby Ponds is situated on a scenic 132-acre campus in Ashburn, Va., allowing Red Robin View to "overlook a nature-rich landscape full of trees, ornamental grasses and bushes, all surrounding a gorgeous pond with an adjoining gazebo that residents can enjoy each day," said Ashby Ponds' executive director David Gallagher.  The community is also located just a few miles from historic downtown Leesburg and Washington-Dulles International Airport, a draw for retirees who like to travel. According to Ashby Ponds' director of sales, Holly Henderson, approximately twenty percent of those moving into Red Robin View next month are relocating from another geographical area.  "We've seen residents come back to the area after initially retiring elsewhere, often to be closer to their children and grandchildren," said Ashby Ponds' personal moving consultant, Elizabeth McCumiskey.  That is the case for future Red Robin View residents, William and Abigail Toufectis, who are moving into the new building on April 4. "We are originally from New York, but lived in Reston for ten years," said Abigail.  The Toufectises three children all went to college in Virginia and remained in the area; their son lives in Washington, D.C., and their daughters live in Herndon and Blacksburg.  "We looked everywhere, but the Erickson Living communities really appealed to us," said Abigail. The couple worked with McCumiskey who helps future residents customize a relocation plan with Erickson Realty and Moving Services.  These plans include helping individuals downsize if necessary, providing assistance with moving and packing plans, being present for settlement planning, providing a market analysis, referring local real estate agents, assisting with home staging, and coordinating appraisals and improvements to the home going on the market.  McCumiskey traveled to Blacksburg about a year ago to meet with the Toufectises, where they were living at the time. "With her support, our house sold in two weeks," said William.
