Wind Crest Shatters Senior Living Occupancy Marks; Spring Home Selling Season Robust

Erickson Living community experiencing 128 percent increase in reservations in 2012

HIGHLANDS RANCH, CO---With spring home selling season underway, there is reason for optimism in Colorado, specifically in the senior living sector. Wind Crest, the Erickson Living retirement community in Highlands Ranch, has experienced significant sales growth.  During the first quarter of 2012, reservations are up 128 percent over the same time period from a year ago.  Sales appointments also increased by 20 percent in the first quarter from 2011. "It has been a great start to the year," stated Jason Atwell, Director of Sales at Wind Crest.  "According to our panel of experienced real estate experts, houses are selling faster in the Denver metro area than they have in at least three years.   The demand is higher than the inventory, and my sales team sees that consumer confidence is gaining momentum." This growth reflects recent analysis provided by the Denver Metro Association of Realtors®.  In its April edition of the Denver Metro Realtor®, the trade group stated that "there are simply more buyers than sellers right now and this is translating into multiple offers on listings, sales prices often well above asking prices and marketing times plummeting." They continued that with home prices increasing and interest rates still at historic lows, "the average home on the market has never been more affordable." More and more seniors are choosing continuing care retirement communities like Wind Crest as they retire.  According to the National Investment Center for the Seniors Housing & Care Industry (NIC), the average occupancy rate for senior housing properties in fourth quarter 2011 was 88.2 percent, an increase from Q3.  The national occupancy rate has risen in seven consecutive quarters from its low in 2010, as stated by NIC. Wind Crest officially exceeded that industry standard, crossing the 90 percent occupancy mark this spring, and currently at 90.9 percent with an all-time high 730 residents.
