Tallgrass Creek offers affordable, easy lifestyle

As Fountain View, Tallgrass Creek's modern new residence building, continues to rise, future residents and prospects are eager to learn more about the Overland Park, Kans. community.

"Tallgrass Creek offers so much in terms of lifestyle, affordability, and amenities," says sales counselor Elaine Bahr. "We have a wonderful story to share."

That story began in 2007 when Tallgrass Creek opened Bluebird Crossing, its first residence building, on 65 scenic acres in Overland Park, Kansas. At the time, it was the 15th community developed and managed by Erickson Living in Baltimore, Md. 

Back then, Tallgrass Creek's campus and the surrounding area in Overland Park looked much different. 

"It was pretty quiet out here," says Judy Turner, who with husband Terry were among the first residents. "There were just a few restaurants and limited shopping in the surrounding area."

Today, Tallgrass Creek is one of 20 Erickson Living-managed communities and consists of five residence buildings soon to be six, when Fountain View opens later this year. Located just south of 135th Street and Metcalf Avenue, the area surrounding Tallgrass Creek now pops with restaurants, shopping, museums, and more.  

"Erickson had great vision when they developed Tallgrass Creek in this part of Overland Park, which has grown right alongside our community," says Bahr. "Guests frequently comment how much they love our location." 

Lots to like

Like all Erickson Living-managed communities, Tallgrass Creek offers numerous amenities such as an on-site medical center, several restaurants, private dining room, well-equipped fitness center, temperature-controlled pool, salon, library, art center, movie theater, a packed activity calendar, and more.  

When the new neighborhood opens, Fountain View neighbors will enjoy their own restaurants, fitness center, yoga studio, arts studio, library, and game room. A climate-controlled walkway connects Fountain View to the Audubon Clubhouse, where residents can enjoy all the other restaurants, activities, and amenities at Tallgrass Creek. 

The new residence building features 132 spacious apartment homes and eight brand-new floor plans. Residences have deluxe appliances and finishes, upgraded lighting and flooring, and optional under-building parking. Many homes will include a choice of patio, balcony, or screened porch. 

Affordable lifestyle

Sales Director Blake Marshall notes that some prospects have a misconception about how much it costs to live at Tallgrass Creek. 

"We have a beautiful campus both inside and out, and it's easy to see how it could seem unaffordable," says Marshall. "But as many of our residents have found, that's just not so." 

Tallgrass Creek's monthly service package includes apartment home maintenance, professional lawn care, property taxes, heating and air-conditioning, at-your-door trash and recycling collection, multiple options of dining plans, most utilities, basic cable TV, regularly scheduled transportation, 24-hour security, and emergency response services.

Marshall also notes that for those living outside the community and shouldering the burdens of home maintenance themselves, additional expenses such as yard maintenance, appliance upkeep, roof repair, and weather-related problems can heavily affect one's pocketbook.

Jane Watts, who moved to Tallgrass Creek in 2017, agrees. Though she loved her former house, it had become a "constant drain" on her energy and bank account. 

"When I'm with friends who still live in their homes, the conversation sometimes turns to a dishwasher that isn't working, a basement that flooded, or some other time and money-consuming problem," says Jane. "I'm reminded how fortunate I am to live at Tallgrass Creek and have none of that to worry about."
