House sells in one day

Staging is the secret By Sara Martin "February is a great month to begin preparing your house for the market if you are planning to list it this year," says Dallas real estate professional Robyn Carafiol, of Virginia Cook Realtors. Carafiol advises sellers to start by removing clutter. "If too much furniture is crowding a room, consider moving it to a storage unit," she says. "You want prospective buyers to see the house as opposed to what s in the house." Less time on the market Carafiol s advice helped Highland Springs resident Mary Alice Hurd sell her home in one day. After making the decision to move to Highland Springs, the Hurds received a list of recommended real estate agents, stagers, and movers through Erickson Realty & Moving Services. Hurd enlisted the services of Judy Martin, from Timeless Touch stagers, to prepare her house for the market. "People who have lived in their homes for 30 or 40 years may feel overwhelmed with where to begin," Martin says. "I approach the house systematically; it takes the stress off the homeowners." A fresh perspective "It s easier for someone who doesn t have an emotional attachment to items in the home to get an idea of how the house can look," Martin says. To Hurd, a fresh perspective was incredibly useful. "Judy came in and put a sticker on items that needed to be moved out of the house," Hurd says. "Once they were cleared out, she came back and rearranged furniture, added decorative touches, and replaced some of the pictures. For the most part, she used pieces we already owned to stage the home. "My husband joked that our house looked so nice maybe we should stay there," she adds. "We had a very positive experience with staging, and it helped us get our asking price." Now the couple is happily settled in their new apartment home at Highland Springs. "The people here couldn t be any nicer," says Hurd. "This was a very good move for us."
