Sunlight helps house sell in less than 24 hours

In today s competitive real estate market, small improvements make a big impression on home buyers.

Just ask Mella Ponce.

The Highland Springs resident sold her east Dallas home less than 24 hours after it hit the market last September.

"I had two bids come in on the same day," says Ponce. "One offer was more than my asking price."

Ponce credits her quick sale to enhanced lighting in the home.

"I installed six solar tubes over the years in different rooms," she says. Solar tubes capture sunlight on the rooftop and direct it down a reflective tube to interior living spaces. "They diffused solar light throughout the house and made the place seem bright and cheery."

Real estate experts agree that natural light whether from a skylight, solar tubes, or windows enhances a home s appeal.

"Natural light makes a room look bigger," says Highland Springs Personal Moving Consultant Jan Schollenberger. "When you open blinds and draperies, you add a view of the landscape."

Of course, not every room will have an abundance of natural light. To add warmth, Schollenberger recommends using lamps, particularly in rooms with dark corners or overhead lighting only.

"Visit lighting stores or look through home d cor magazines to find out what is in style," she says. "Lamp bases can add color or texture to the room, creating visual interest while providing ambient lighting."

While seemingly a quick fix, lighting is one aspect of showing a home that can t be overlooked.

"It s important to pay attention to the lighting in your home when you put it up for sale," says Robyn Carafiol, a Dallas real estate agent. "You want to create an atmosphere that welcomes potential buyers."

Carafiol advises sellers to strategically draw attention to their home s best assets.

"Under-cabinet lighting is a great way to make a kitchen pop," she says. "It is also a good idea to turn on your front porch lights, especially toward the end of the day. You want your home to appear inviting on the outside as well as the inside."
