From Farmington Hills to Fallston resort

Five days a week, Bruno Morelli takes two long walks an early-morning jaunt through the buildings, from one end to the other of Fox Run, where he lives, and a second at 8 a.m. at Twelve Oaks Mall. He s a walker from way back. In fact, walking is, you might say, what brought him to Fox Run.

Path to the future

Before ground was even broken for the Erickson community in Novi, Morelli s walks around and beyond his Farmington Hills neighborhood took him past Fox Run s temporary marketing office in a storefront in Commerce Township. He stopped in. Because Morelli collects friends as fast as knickknacks collect dust, he soon made the acquaintance of Sharon Baksa, Fox Run s event coordinator at the time. When the office moved to the construction site, he continued to visit. AsFox Runprepared to open in 2003, he attended an event. I was amazed at all the amenities they would offer, he says, so I put down my $1,000 deposit and joined the priority list. Eventually, he tried to sell the 2,780-square-foot, 4-bedroom house he d lived in since 1988, but that didn t work out. So in 2008, he contacted Baksa, who had become director ofErickson Realty & Moving Services, for help. Baksa connected him with Mary Wolfe, Fox Run s personal moving consultant, who evaluated his house for sale. Removing wallpaper and painting colored walls a neutral white would help it sell, she said. Wolfe also referred him to Michelle Michael, anErickson Realty & Moving Services-approved real estate agent with RE/MAX Classic. By then, the housing market was declining. I got Bruno down on price, but not where we needed to be, says Michael. Again, the house didn t sell.

Summer sales success

Fast-forward to this past summer. The market continued to weaken, but Morelli s resolve had strengthened. I decided I didn t want all the responsibilities of the house, he says. I thought, the next thing you know autumn and winter will arrive and I ll be stuck here. He adds, The more I met the personnel atFox Run, [the more] I realized I couldn t find any better people to associate with. He was in a hurry. After deciding what furniture he d take toFox Run, he told his children to take their pick from everything else. In August, he listed the house with Michael, but at a more realistic price and within ten days received three offers. I still thought they were low, but my agent said that things aren t going to get better, and winter s coming closer, he recalls. She recommended I take the best offer and sell my house. That s what I did. Michael says that people expect to determine the value of their house based upon their future needs, but in today s economy that s not practical. The best advice I can give is not to let the value of your home dictate whether or not you move, she says. If you decide the price you must get is more important than the goal of actually moving, you ll never move. But if the goal is to move, you can still do that simply find out the fair market value for your house and then decide what price unit you want to move into.With so many prices and apartment styles at Fox Run, there s something to meet your needs.

The happy ending

Morelli s Fallston apartment home suits him perfectly, especially because its second bedroom which holds his computer, desk, and lounge chair is now a comfortable den. The contract on his house required him to move within seven days. With his family doing the packing, he met the deadline and settled atFox Runon September 28. Moving day went like clockwork. Corrigan Moving Systems, a referral from Wolfe, started loading his belongings at 8:15 a.m. and finished by 1:15 p.m. Children and grandchildren unpacked, put things away, and hung his pictures. He slept in his new bedroom that very night. Morelli couldn t be happier. His first week on campus, he joined the pinochle group. He regularly plays billiards and is delighted that the players include several women. He s making new friends every day because he eats dinner with different people nearly every night, and he s discovered he can converse with some of them in his native Italian! What I love is when I get up in the mornings and the sun shines in my window, he says. I feel terrific because I m here now, and everything in this organization is wonderful. I feel like I am living in a resort. '
