Two weeks to a sale

No more waiting required, thanks to help from Wind Crest

Burt and Mary Dietel weren t sure what to expect when they put their Denver-area house up for sale earlier this year. Two years prior, they had unsuccessfully tried to sell their house while they watched their dream home at Wind Crest slip away. We originally wanted to move to Wind Crest in May 2008, says Mrs. Dietel. We reserved an apartment home and put our house up for sale that January with a Realtor who we randomly selected from signs we had seen in our neighborhood. After five months and no offers, the Dietels were forced to postpone their plans and give up their dream apartment home. Now, with the right help on their side, their luck was about to change.

Action plan

Fast-forward to January 2010. The Dietels decided to give the housing market another shot, but this time they went a different route. Before choosing a real estate agent, they contacted Wind Crest s Personal Moving Consultant Katharine Dukes, who specializes in helping people moving to the Highlands Ranch community sell their homes quickly and enjoy a stress-free transition. We were nervous about putting our house on the market again, says Mrs. Dietel. But we met with Katharine, and she gave us a list of real estate agents and movers who have worked with other Wind Crest residents. We chose our agent from that list, and after that, everything just fell into place. Real estate agent David Simonson who helped 15 retirees sell their houses and move to Wind Crest this year listed the Dietels four-bedroom, three-and-a-half-bath home. The Dietels were completely forthright with the fact that they had their house on the market previously with no success and what their frustrations were, says Simonson. So the first thing we did was sit down and discuss what their expectations were and how we could achieve them. Simonson provided the Dietels with comparable sales from their neighborhood and factored in all the features of their home to give them an educated range of what he believed would be the asking price for their house. The Dietels house was in a great location, it was in good condition, and I was confident that with the right price, it would go pretty quickly, says Simonson. And go quickly it did! Less than two weeks after listing the house, the Dietels received a contract close to the asking price.

Tricks of the trade

Simonson cites one of the factors that aided in the quick sale of the Dietels home: they took the necessary steps to prepare their house before placing it on the market. Since the Dietels had previously placed their home up for sale, they had already done a lot of downsizing, which was a big help, says Simonson. They were also very open to suggestions from me and Katharine. And they took advantage of the complimentary home staging services Wind Crest offers. They had a big home, and we wanted to show people just how big it was.So the stager suggested rearranging some of their furniture to maximize and define the living space. In the end, the Dietels say they feel Wind Crest was instrumental in getting their house sold. And now that the home selling and moving process is behind them, they re looking forward to enjoying all that Wind Crest has to offer. I love the swimming pool, says Mrs. Dietel of Wind Crest s aquatics center. I use it quite a bit at least once or twice a week. I m also taking an aerobics class, and I joined a bridge club. We re really glad we made the move. I guess in the end, everything just seemed to fall right into place.
