Navigating the sale

The program is proving to be very popular, assisting sellers at a time when increasingly stringent lending regulations require expert handling in order to close a deal. The guidelines for lending have become more conservative in recent years, says Sandra Starr, an Erickson Living preferred real estate agent with Keller Williams in north Dallas. More than ever, it s important to assemble the right team to get a property sold. Starr recently helped Joan Lathen, a retired book editor with Harper & Row, sell her Plano area home and move to Highland Springs. The closing didn t go as planned, says Starr. We were waiting on papers from the buyer s employer, and the closing was pushed back four times. Unfortunately, that s not unusual in this market. Packed and ready to go for more than three weeks, Lathen relied on Starr s expertise to keep the deal moving forward. There was another borrower who expressed interest in the property, but if we started over with negotiations we were looking at at least another month before we could close, says Starr. I got on the phone and called the loan officer and his branch manager from the first deal to see if we could move things along.

Open communication

For Lathen, communication was vital to alleviating the stress of the situation. Sandra was very good about keeping me in the loop, letting me know what was going on with the buyer and the mortgage company, Lathen says. The closing was pushed back so much that I had to change moving companies the first one was booked on the day I actually moved. Fortunately, I had the list of preferred movers and was able to pick another one quite easily. Lathen also qualified to be reimbursed for up to $2,000 of her moving expenses for using professionals within the network. Now that she s finished unpacking her last box, she has time to enjoy her new apartment home. She s joined a bridge group and recently hosted a bible study in her new home. Even though the closing did not go smoothly, choosing the right team was easy, says Lathen.
