If the process of selling a home and moving were an orchestra, Ashley Ruth would be the conductor. As the personal moving consultant for Oak Crest, an Erickson Living community in Parkville, Md., Ruth works with homeowners carefully overseeing and coordinating every detail of the moving process from start to finish. Ruth has helped hundreds of people sell their homes and move to the Parkville community. Recently she sat down with the Tribune to talk about the current Baltimore housing market and offer her expertise on the keys to a successful home sale in today s market.

Q: If someone is hoping to put their house on the market this spring/summer, what kinds of preparations should they be doing now?

A: Most often cosmetic updates have the biggest impact on people s first impression and overall presentation of your home, and they ll also increase your market value. Painting and flooring are the two most frequent updates our clients typically choose to do to help sell their home. Updates like removing wallpaper, painting your home neutral colors throughout, exposing hardwood floors, and replacing worn carpet will pay off in the long run. But the best way to determine which updates will benefit you the most is to schedule an appointment with me or one of our preferred real estate agents so you ll know exactly what to expect when listing your home.

Q: How much money should sellers expect to spend getting their house ready to go on the market and, conversely, how much money can they expect to save by using Erickson Living preferred vendors?

A: Preparing your house for sale depends a lot upon the current condition of your home. Cosmetic updates can cost anywhere from about $2,000 to $6,000 depending on the scope of your projects. Using Erickson Living s preferred vendors means you ll be referred to the best, most cost-efficient resources available to us. You ll not only save money by using these vendors, but you ll also have peace of mind knowing that these vendors have proven success records with our customers. By choosing an Erickson Living recommended real estate agent, we can also offer you up to $2,000 toward your moving expenses through our Move On Us program.

Q: What do you say to people who are worried that their house may not sell in the current housing market?

A: Houses are selling just ask one of our preferred real estate agents or someone who has recently moved to Oak Crest. Our Erickson Realty and Moving Services team will guide you in your decisions to make your home marketable. We have a proven record of selling houses quicker and for a higher percentage of the asking price than those who go it alone. I will personally assist you in finding a real estate agent that suits your needs, offer advice on downsizing, assist you in preparing your house for sale, and refer you to reliable movers who will unpack and set up your new apartment home. Although we can t promise your home will sell overnight, over the last year, Oak Crest residents averaged 70 days or less on the market when using an Erickson Living preferred real estate agent to sell their home. I always encourage people to think ahead one, two, or three years down the road and ask themselves if their living situation is going to get any easier by staying in their current house. More often than not, the answer is no. That s why I encourage you to put aside your worries and sell now. After it s all said and done, you ll wonder why you waited so long.
