Personal moving consultant aids people through every step of the process

Created date

October 25th, 2011

When Colleen Rosica s husband saw the help wanted ad for a personal moving consultant position at Ann s Choice, he said, Hon, this has your name written all over it. They wanted someone with a real estate and home staging background, she says. I m a residential Realtor ' and an accredited home stager. Working at Ann s Choice seemed like a great opportunity to use my background in a different way. For more than three years, she s done just that. Her warm personality and confident attitude reassure people preparing to move to the maintenance-free lifestyle of Erickson Living s vibrant retirement community in Bucks County, Pa. People on the Ann s Choice priority list have the right of first refusal on the available apartment home of their choice based on their priority list date. They also receive, free of charge, Rosica s services to guide them through every step of their move.

Removing obstacles

I meet with people every week who think they can t move forward, she says. They see obstacles holding them back. They have too much stuff and don t know where to start. They haven t sold a house in 40 years, and what they read about the housing market scares them. They don t know what to bring or how to make their furnishings fit comfortably in their new home. Moving forward begins with Rosica s complimentary home assessment. Every visit is unique, she says. Needs are different; home conditions are different. I assess what people are challenged by. Then I develop a personalized plan to make their move a smooth transition. Besides providing downsizing advice, measuring their furniture, and arranging it to fit perfectly in their floor plan, Rosica equips people with Erickson s extensive network of approved realty and moving services professionals. I have a portfolio of trusted experts from real estate agents, handymen, and painters to high-end antique dealers and everything in between, she says. They specialize in removing obstacles.

Proven track record

Her real estate agents have proven track records of pricing homes correctly and selling them in a challenging market. In Bucks and Montgomery counties, from January 1 through June 30 this year, the average number of days on market was 105 days, she says. But for people who used our preferred real estate agents the average was 62 days. Fewer days on market typically means more profit.

Clean, light, bright

Staging makes a difference too. What I ve seen time and again, says Rosica, is that clean, light, and bright sells your home. If it s meticulously clean with light fixtures washed and windows sparkling, people perceive it as a very well-cared-for home. Knowing that, if it s priced right they ll overlook the lack of some upgrades. She invites people who no longer want the responsibility of a large house with its repairs and upkeep to talk with her about the variety of one-bedroom apartment homes available at Ann s Choice. Once you ve decluttered to move, why clutter things up again? The entire community is your living space. You can play cards and board games in the lounges, do crafts in the creative arts rooms, and entertain guests in four different restaurants. Of everyone who moved to Ann s Choice during the first half of 2011, 90% participated in the Erickson Realty and Moving Services program in some way. People realize it helps them sell their house in a more timely fashion and with less stress, Rosica says. I feel wonderful knowing I ve helped them accomplish their goals.
