It’s natural for homeowners to be initially overwhelmed with the prospect of opening their house to potential buyers. However, with a plan and creativity, those challenges can become opportunities.

Oak Crest’s realty and moving services program connects priority list members moving to the Parkville, Md., Erickson Living community with a team of experienced real estate professionals. Real estate agents, staging companies, and downsizing experts all share a common goal: helping priority list members sell their houses so they can enjoy life at Oak Crest.

Personal Moving Consultant Ashley Ruth coordinates these services to make moving to Oak Crest easier from start to finish. It all starts with a free, in-home consultation to assess a person’s specific needs. Then Ruth customizes a plan tailored for each client.

Here, she answers some of the most frequently asked questions she receives from people considering a move to Oak Crest.

Q: What is the most important thing I can do to accomplish a quick and successful house sale?

A: Price the house correctly. Together, your real estate agent and I can provide you with the research and facts you need to price your house both competitively and realistically. By using neighborhood comparables, appraisal services, and experience, we’ll be able to maximize your profits while selling your home in a reasonable time period.

Q: How much money should I expect to spend getting my house ready to go on the market, and conversely, how much money can I expect to save by using Erickson Living-preferred vendors?

A: The amount of money you’ll spend varies. Some people don’t spend a dime, while others spend a few hundred or a few thousand dollars repairing things such as roofs or updating appliances or floors. We aim to make sure your house is as marketable as possible for the current market conditions.

Using an Oak Crest preferred real estate agent can help offset these costs. Our Move On Us program will save you up to $2,000 toward your moving costs when you use an Oak Crest-preferred agent.

Q: What if my house doesn’t sell?

A: The good news is that houses are selling! In fact, the average number of days houses are on the market is steadily going down. As of April, homes in the Baltimore area were selling on average in 36 days, down from 64 days in April 2012 (according to MRIS data). Combine that with the fact that Oak Crest’s realty and moving services team has a proven record of selling houses quicker and for a higher percentage of the asking price, and you’ve got a recipe for success!

In the rare instance your house has not sold when you’re ready to move, we will personally work with you to come up with a plan that assists you in moving to Oak Crest prior to selling your house.

Q: What is the best value for my money when it comes to floor plans?

A: We adhere to the “use it or lose it” philosophy when it comes to the design of our apartment homes. Without a growing family, many people decide they don’t need, nor want unused rooms to clean, cool, or heat. And with so many amenities at your fingertips, the entire community is really an extension of your home.

With that in mind, Oak Crest has designed a variety of affordable one-bedroom and modern studio apartments to perfectly suit your needs. With more than 30 different floor plans, including studio, one-bedroom, and two-bedroom floor plans to choose from, there is something to suit every taste.

For example, with a refundable entrance deposit starting at $156,000, our one-bedroom Brighton model is popular among single people, but many couples also find it to be a good value because they can enjoy all of the community’s benefits and amenities for a lower price than a two-bedroom model.

Q: What can I expect when I meet with you for the first time?

A: We’ll discuss the moving process and how to prepare your house to go on the market. I will provide you with a binder of trusted resources that will help you find the right real estate agent and mover to suit your specific needs.

And if you have already selected your new apartment at Oak Crest, I can begin measuring your furniture to create a schematic of your new home. Designing your furniture placement in advance can help you better prepare and avoid any surprises on moving day.
