Most people think this is a bad time of year to sell, so they take the house off of the market from November to mid-January or delay listing until mid-January. Any good real estate agent will tell you this is a bad idea for the following reasons: Most house hunters out looking during the holidays are serious buyers. There are fewer homes on the market so competition is lower. Homes show better when they are decorated for the holidays. Buyers are more emotional and tend to spend more during the holidays. Some buyers want to buy before the end of the year for tax purposes.

Easy tips

Now that you know why to list during the holidays, let me share a few tips to help you stage and decorate your house. Clean and stage. Before you decorate, your house needs to be staged. If your living room is already piled high with stuff, your ceramic reindeer collection is only going to add to the sense of clutter. Go light on the holiday lights. Use simple string lights to highlight your home or special landscape features to bring out the curb appeal. Mind the tree. The tree should complement the room, not make it feel overfull or crowded. A tall, skinny tree will add to the holiday cheer. Choose tree decorations that go with your room colors, not fight them. Accentuate the positive. Hang mistletoe from that arched doorway; place a display of greens in the bay window. Having a fire burning in the fireplace is a sure winner. Don t over-decorate the mantel; keep it simple to draw attention. Pare down if you usually go all out for the holidays. Use not more than three decorating focal points per room. For example, in the living room, limit decorating to the Christmas tree, the mantel, and the coffee table. In the dining room, a centerpiece or menorah on the table is all you need to set the mood. Bedrooms, bathrooms, and kitchens should be decoration-free so the buyer can visualize their furniture or get a true sense of the space.
