Ready for spring selling season?

You may not think it’s spring, but according to the real estate market, the spring selling season is already approaching high gear. If you want to sell your house this year, here are several tips from Personal Moving Consultant Laurie Williamson to help you get your house ship-shape for the spring selling season. 

Williamson works with individuals and couples moving to Erickson Living community in Tinton Falls, N.J., to help them find trusted real estate agents and moving professionals, prepare their house for the market, and plan moving into their new apartment home at Seabrook. 

Tribune: When does the spring real estate season kick into high gear?  

Williamson: The best time to put your home on the spring market is mid-February to early March. The longer you wait, the more competition you will have.  The market is in full swing by the end of March.  Buyers want to find their new home and have things wrapped up in time for summer vacations.  

Tribune: If you want to sell your house, when should you start preparing so your house is on the market at the right time?  

Williamson: Right after the New Year so that you can have it on the market by the end of February, beginning of March.

Tribune: What are some big-ticket items you should consider revamping when prepping your house for the market (for example, replacing carpet or revealing wood floors, updating appliances, fixing the roof)?  

Williamson: All of the above plus taking down wallpaper and putting on a fresh coat of paint throughout the house. There are so many new neutrals. Stay away from personalized colors like blues, pinks, violets, etc. Also, this is a great time to plan some time away from home so that you will not be there while the contractors are taking down the paper and painting. If carpet is worn, you should always replace, or if you have wood floors under the carpet, remove the carpet and let the wood floors show.  

Tribune: What are some smaller, less expensive repairs or updates that make a big difference (staging, decluttering, painting neutral colors, etc.)?  

Williamson: Thin everything out, and stage with what you have. Take everything off of the countertops and tables. Discard what you don’t want or need, and replace with a fresh look using what you already have. It’s always kind of fun to see what you can find in the cabinets that you may have forgotten about—candles, a pretty vase, interesting books that will look nice on a table top. Less is best—about three things on a tabletop or counter.  

Tribune: Let’s not forget about curb appeal. What are some of the major items outside you should consider when prepping your house for the market?

Williamson: Refresh landscaping/flowers, replace light fixtures, paint the front door—these are all excellent ways to brighten your house.

Tribune: Is there anything else you think is vitally important when preparing your house for the spring selling season?  

Williamson: Try to look at your house through the eyes of the new buyer. What is their age group? What appeals to them? You may need to take down dated drapes or frilly curtains and replace them with up-to-date window treatments, such as pleated shades, silhouettes, or wooden blinds. If you use tablecloths, it would be a good idea to fold and put them away, exposing your wood or glass table. Replace old knobs with new ones on kitchen cabinets.
