New year, new opportunities

Ashby Ponds continues expansion to meet ongoing demand

Growing faster than any other Erickson Living community, Ponds has experienced increased demand for growth, mirroring that of Loudoun County’s where the community is located.

“In an effort to meet this tremendous demand for the Erickson Living lifestyle in Loudoun County, we are pleased to announce the construction of Ashby Ponds’ ninth residence building, Magnolia Place, scheduled to open next summer,” says Executive Director David Gallagher.

“Over the last year, Ashby Ponds has seen unprecedented growth with the opening of our continuing care community, Maple Grove, and our seventh residence building, Willow Crossing,” he adds. “In the next few months, we will celebrate the opening of our eighth residence building, Hickory Glen, as well as the Great Oak Clubhouse. Magnolia Place brings us one step closer to our goal of bringing the gold standard in continuing care retirement living to as many people as possible.”

Mirroring local growth

On August 28, 2014, The Huffington Post released the details of the Movoto real estate study, which looked at 640 counties across the U.S. to determine the top ten counties in the nation based on unemployment, median household income, median rent and home price (higher being more desirable), percentage of families below the poverty line, and high school graduation rate. 

With a population of 315,134, Loudoun County grabbed the top spot with the highest household income of all the counties considered, an incredibly low unemployment rate, impressive desirability in the housing market, and a high school graduation rate of over 93%.

In addition, for the last ten years, the nation’s top bond rating agencies, Moody’s, Standard & Poor’s, and Fitch Ratings, have awarded Loudoun County the top AAA rating for its robust economy and sound financial position.

“There is little doubt that Ashby Ponds benefits from its location in the country’s most sought-after county,” says Director of Sales Holly Henderson. “But the demand for our community is due to so much more. Providing our residents unbeatable amenities and services not only results in high demand but in high satisfaction. Ashby Ponds enjoys one of the highest occupancy rates in the nation at over 97%.”

Evolution of growth

Despite its success, Ashby Ponds is not resting on its laurels. 

“We are continually listening to feedback from both current and future residents in order to provide apartment homes that meet the needs of our community,” says Henderson.

As a result, all of Magnolia Place’s 83 apartment homes will feature airy layouts and beautiful finishes; modernized kitchens with granite countertops and stainless-steel appliances; full-sized, side-by-side washers and dryers; walk-in closets; and custom flooring and light fixtures. 

Each new apartment home will be easily accessible to both the Cardinal Clubhouse and the upcoming Great Oak Clubhouse via glass-enclosed walkways. Inside the clubhouses, community members will enjoy the conveniences of three restaurants, an on-site medical center, fitness and aquatics center, performing arts center, day spa, classrooms, computer lab, and art studio. 

Perfect timing

With the opening of Willow Crossing last summer and the upcoming opening of Hickory Glen, those choosing an apartment home at Magnolia Place will enjoy friendships with both seasoned and new neighbors.

Like each of the residence buildings that came before, it is anticipated that Magnolia Place will sell out quickly. Since announcing its arrival to the priority list, more than 50% of the new homes have been reserved.
