“My husband and I researched many retirement communities and felt that, by far, Erickson Living was the best due to the financial safety of the refundable entrance deposit and monthly service package,” says Yoska LeMair, who lives at Ashby Ponds, an Erickson Living community in Ashburn, Va. “We’ve lived here for almost seven years and couldn’t be happier with our decision.”

Balanced budget

Providing a solid financial base for the future, Windsor Run’s monthly service package helps community members by enabling them to plan for their daily expenses with confidence. 

Each month, residents pay a single bill that covers virtually all regular living expenses, including property taxes, utilities, home and seasonal maintenance such as snow removal and furnace heat pump inspections and air conditioning. All major repairs, 24-hour security, flexible dining plans, and cable television are also included.

Because the monthly service package includes all major household repairs, there is never any fear that an expensive repair will throw off your monthly budget.

“I find that my husband Donald and I are better able to plan for monthly expenses at Greenspring (an Erickson Living community in Springfield, Va.) than we were in our house,” says Kathleen Henry.  

Kathleen’s neighbor Fred Griffin agrees. “Because the monthly service package remains constant over the year, I know exactly what my costs will be. This makes it much easier to manage my finances.”

“The monthly service package is a wonderful structure. I wish I could combine all my bills like that,” says Windsor Run Sales Counselor Sara Foley. “You don’t have to write several checks or worry about forgetting to pay a bill. It’s all conveniently in one place, and the same cost every month for the year, which allows you to budget like a financial planner.”

The monthly service package also includes several amenities that would be additional expenses when living in a house. Services like light housekeeping, home maintenance, professional landscaping, and snow removal, just to name a few, keep the burdens light. 

“I really enjoy knowing what to expect to pay each month,” says Gayna Dunsmore, who lives with her husband Emmett at Ashby Ponds. “I especially enjoy the one meal a day that comes as part of the monthly service package. Cooking is not my thing and I’m ready to let someone else do the work.”

Refundable entrance fee

Windsor Run’s other smart financial component is the 90% refundable entrance fee. 

This one-time fee secures an apartment home for as long as one lives at the community and can be accessed to cover qualified continuing care expenses if health needs change. 

“This approach allows residents or their families to receive most of their initial deposit back,” Foley says. “And it acts as a safety net should they need additional funds to cover continuing care expenses. It truly is peace of mind at its best.”

Bountiful opportunities

With a bright financial future, Windsor Run community members will enjoy the peace of mind to explore new activities and enjoy their friends and neighbors. Erickson Living’s sister communities—Ashby Ponds and Greenspring in Virginia—each offer more than 100 resident-run clubs and activities. 

“I tend to be so busy with fun and worthwhile activities on campus that I don’t need to spend money on activities off campus,” says Kathleen, who participates in Wii bowling, edits the community paper The Villager, and performs with the Greenspring Players drama club.

Windsor Run will provide numerous opportunities for activities and socializing. Community members will enjoy access to a state-of-the-art fitness center, junior Olympic-size pool, salon and spa, classrooms, library, theater, cards and games rooms, a putting green, corn hole lawn, and yoga studio.

“My wife Marilynn and I moved to Ashby Ponds in September 2009, and it was one of the smartest things we’ve ever done,” says Al Beyer, who participates in the karate club and veterans group. “Our life here is comfortable, fulfilling, and active. We lack for nothing and are secure knowing that friends, neighbors, a terrific staff, and medical care are all immediately available.”

Thanks to Erickson Living’s strong financial record and the peace of mind that comes with a financially sound investment, the Windsor Run sales office is busy each day meeting with people interested in joining the first Erickson Living community in North Carolina. 

“I tell all of our guests that the first and most important step is to join the priority list,” says Foley. “There is never any pressure to make a decision. I want to make sure Windsor Run is the right choice for our prospective residents as much as they do.”

Joining the priority list is easy. All it takes is a fully refundable $1,000 deposit and a $150-per-person, nonrefundable application fee. When prospective residents submit their deposit, that date is noted as their priority list date. 

The priority list provides exclusive opportunities for members to attend special priority list functions and receive first notice regarding construction updates. 

“I strongly believe that Erickson Living provides for our money over and above what we would experience if we lived elsewhere,” says Greenspring community member Fran Duvall. “In other words, we get a big bang for the buck.”
