Construction continues on schedule for Ashby Ponds’ three new residence buildings—Cherry Blossom Square, Birch Point, and Cypress Ridge.

In the weeks since announcing the construction of two new residence buildings, Birch Point and Cypress Ridge, membership on the Ashby Ponds priority list has been increasing rapidly. With Cherry Blossom Square opening at year’s end, the Erickson Living community in Ashburn, Va., will welcome more than 200 new neighbors.

“The response to our new building announcement came like a flood, bringing in many of our priority list members who were waiting for new construction,” says Sales Counselor Dana Bradshaw.

In fact, by the time the construction of Cherry Blossom Square was announced to the public in late 2016, more than 60% of the building’s apartment homes were reserved by members of the priority list.

“First notice of new construction is one of the biggest benefits our members cite for joining the priority list,” says Bradshaw. “Weeks before construction plans are announced to the public, priority list members are given the opportunity to reserve a home in the new building.”  

Worry-free investing

Joining the priority list is easy and provides the peace of mind that comes with planning for the future. Members pay a fully refundable $1,000 deposit and a $150-per-person, nonrefundable application fee. 

Once this deposit is made, the date is noted as the member’s priority list date. Members are then encouraged to select a preferred floor plan that, once available, will be offered to them with right of first refusal based on their joining date.

There is no penalty should the preferred apartment home become available before a prospective resident is ready to move. It is simply offered to the next member on the list, and priority list status remains the same.

“I signed up for the priority list years before I was ready to move,” says Sally Brown, who moved to Ashby Ponds in 2015. “As a member, I was kept informed as the community developed and invited to numerous events.” 

Mirroring local growth

The demand for homes at Ashby Ponds, which is growing faster than any of Erickson Living’s 18 other communities across the country, mirrors that of Loudoun County.

“There is little doubt that Ashby Ponds benefits from its location,” says Sales Director Holly Henderson. “But the demand for our community is due to so much more. Providing our residents with unbeatable amenities and services not only results in high demand but in high satisfaction. Ashby Ponds has one of the highest occupancy rates in the nation at over 95%.”

Despite its success, Ashby Ponds is not resting on its laurels.

“We are continually listening to feedback from both current and future residents in order to provide apartment homes that meet the needs of our community,” says Henderson.

As a result, all 157 newly constructed apartment homes will feature spacious, open layouts and beautiful finishes; modernized kitchens with granite countertops and stainless steel appliances; full-size, side-by-side washers and dryers; walk-in closets; and custom flooring and light fixtures.

Each new apartment home will be accessible to both the Cardinal Clubhouse and the Great Oak Clubhouse via glass-enclosed, climate-controlled walkways. Inside the clubhouses, residents will enjoy the conveniences of seven restaurants, an on-site medical center, a fitness and aquatics center, a performing arts theater, a day spa, classrooms, a computer lab, and an art studio.
