In March, a report by PwC and the Urban Land Institute identified Charlotte, N.C., as the third most attractive real estate market in America. Reasons for the growth, according to the report, include a rapidly growing population, strong construction presence, and a booming economy.

Taking full advantage of this growth is the goal of June Parish, personal moving consultant at Windsor Run, an Erickson Living community in Matthews, N.C. As part of Erickson Realty and Moving Services, Parish connects a select group of hand-selected real estate agents with future residents to get the highest price for their homes. 

Suzanne Cowden, a real estate broker with Allen Tate for the past 17 years, is one of these real estate professionals. Licensed in North Carolina and South Carolina with Broker in Charge, Accredited Buyers, Agent and Luxury Designations, she is among the top 5% of the company closing over $11 million a year.

Currently Cowden is working with four couples planning their move to Windsor Run’s first homes early next year. Their homes are located in the Matthews and Weddington areas of South Charlotte, in close proximity to Windsor Run. 

“I find that more and more people I work with live in neighborhoods where friends and neighbors are also moving to Windsor Run,” she says. “A big part of the decision-making process for these couples is the desire to move to a community where they will already have friends. Windsor Run provides a very social environment, and many couples want to make sure they have a group of friends to enjoy meals and the many activities provided.”

Cowden first visits future Windsor Run community members in their current homes. During her initial visit, she provides a suggested price for the house. She also tours the house noting any repairs and other minor updates needed to increase its value. 

“I also encourage people to start decluttering and organizing for their move,” she says. “The earlier the process is started, the better. I am now meeting with people who are less than a year out from their move to Windsor Run. Fortunately, there are many good move management companies that help with this, and I encourage contacting one of them early on to get them organized and the process started.”
