“The Bradford is a one-bedroom dream because of the large, open living area...”

For more than ten years, Ashby Ponds, an Erickson Living community in Ashburn, Va., has offered the gold standard in retirement living. Demand for the maintenance-free Ashby Ponds lifestyle necessitated the construction of two new residence buildings, Birch Point, opening this month, and Cypress Ridge, which will open later this year.

This growth, mirroring that of Loudoun County, where the community is located, did not catch Ashby Ponds by surprise. Instead, the community carefully planned for each new residence building, ensuring that it would offer a wide range of living options to meet the demand of a diverse group of prospective residents.

“Despite growing demand, we halted construction in 2015 to take time to carefully evaluate what our current and future residents wanted, both in apartment styles, amenities, and price points,” says Ashby Ponds Director of Sales Holly Henderson.

“Not everyone wants, or can afford, the largest apartment home on the market,” she says. “I take the commitment to providing a wide range of financial options very seriously. Because of the high quality of services Ashby Ponds provides, some people feel that moving here must be a very expensive venture. But the reality is that we have carefully and with great care planned for a wide range of options to meet a variety of budgets.”

One-bedroom living

At Ashby Ponds, the 742-square-foot Bradford is one of the most sought-after one-bedroom offerings.

“The Bradford is a one-bedroom dream because of the large, open living area that flows seamlessly into the modern kitchen,” says Henderson. “It also boasts a large bedroom with direct access to a spacious walk-in closet and full-size bathroom as well as a half bath, tons of storage, and a dedicated laundry room with washer and dryer just off the kitchen.”

And the Bradford’s 90% refundable entrance deposit starts at $283,000, significantly less than that of the larger, two-bedroom floor plans.

Enjoying space in the middle

For those desiring more space than a traditional one-bedroom, without the price tag of a two-bedroom home, Ashby Ponds offers extra-large one-bedroom options, most notably, the 952-square-foot Harper.

“Our extra-large one-bedroom homes are extremely popular,” says Henderson. “In fact, the Harper has almost as much square footage as our two-bedroom homes, but without the second bedroom it boasts a more open living space and a smaller price tag.”

Those selecting a Harper also enjoy one and a half bathrooms and a sunny, floor-to-ceiling bay window. The 90% refundable entrance deposit starts at $378,000.

Space to stretch out

For those who prefer larger, two-bedroom living, the 1,047-square-foot McKinley is one of the most sought-after options. With two bedrooms, large dining and living room opening up to a private patio or balcony, it is the perfect home for those who like to entertain or simply stretch out and enjoy their surroundings.

The large, airy kitchen offers plenty of space for a table and chairs and has a sizeable pantry. With direct access to the formal dining room, it is perfect for hosting family and friends for dinner.

“Many people interested in two-bedroom homes share with me their plans for their second bedroom,” says Henderson. “The most popular options include turning the space into a home office, guest room, or even an art studio.

The McKinely’s 90% refundable entrance deposit starts at $390,000.

Savings continue

Each of these floor plans are popular because of their affordability and access to the wide range of amenities and services right outside their front door.

In addition to the benefits of the 90% refundable entrance deposit, moving to Ashby Ponds offers the many benefits of the monthly service package.

The monthly service package covers the costs of all utilities (with the exception of telephone), all major repairs, 24-hour security, a flexible meal plan for dining in the community’s five restaurants, and cable television. Several amenities not available when living in a house, including home and seasonal maintenance, professional landscaping, furnace heat pump inspections and conditioning, and snow removal, are also part of the package.

Another benefit of moving to Ashby Ponds are the more than 100 clubs and activities right on campus.

Ashby Ponds provides numerous opportunities for activities and socializing. Community members enjoy access to a state-of-the-art fitness center, swimming pool and spa, classrooms, library, theater, cards and games rooms, a putting green, and a dog park.

“Just as not everyone has the same tastes, not everyone has the same budget,” says Henderson. “I believe that one of the many reasons why Ashby Ponds continues to grow is due to our commitment to providing the highest standard of services and a wide variety of financial options.”

Henderson encourages anyone wishing to learn more about the financial options available at Ashby Ponds to schedule a visit.

“Our sales team is committed to helping you make a decision that is right for you,” she says. “There is never any pressure, just a terrific opportunity to see what Ashby Ponds has to offer.”
