It’s common knowledge that spring is the busiest time of year for real estate. But there’s an even better time to get in the market: right now! Late winter is the perfect time to prepare your house for sale and get it listed, thanks to record-low inventory and motivated buyers. 

Get started early

Believe it or not, the spring real estate market kicked into gear last month. You may feel like you just packed up the holiday decorations, but it’s time to get ready to list. 

Most buyers want to be settled in their beautiful new home during the nice spring weather, but they can be waiting up to 60 days for mortgage application approval. Therefore, houses need to be market-ready well before a preferred spring move-in date.

Prioritize your primping

Don’t be overwhelmed at the thought of preparing your house for sale. I always recommend my clients start with decluttering, clearing off surfaces, and packing away personal décor to project a neat, organized image and help buyers envision themselves in the house.

You should also consider scheduling a meeting with a local real estate agent, who can advise you on the current market value of your house.

Home inventory is at a record low and is forecasted to stay that way into next year. By getting a jump-start on peak selling time and listing early, you can get the best possible price for your house.

The reason is simple: because buyers have fewer options earlier in the year, your house enjoys more attention at a potentially higher asking price.

There may be some additional ways to make your house even more enticing to early spring buyers. Some real estate professionals believe in pricing a home slightly under the competition, as it can generate more interest and lead to multiple offers, some for more than asking price.
