Temperatures could still be quite chilly in Maryland in March, but as far as the real estate market is concerned, spring has already sprung.

Many people think the prime time for spring home sales is April, May, and June. But if you want to get a jump on the spring market—and increase your chances for a successful sale—the time to list your house is now.

“The pre-spring season starts in February to March,” says Riderwood Personal Moving Consultant Diane Thometz. “You’ll get less competition on the market and more serious buyers. Some buyers are scared to wait until April or May since they’ll be in the thick of the competition.”

2018 predictions

This year, the competition is likely to be even stiffer for buyers. Home sale prices in November 2017 (the most recent month for which data was available at the time of publication) were up 7% annually, according to analytics company Core Logic. That was the third consecutive month that prices had risen at that rate, which was significantly higher than increases seen in the first half of 2017.

What’s more, Core Logic predicts that home prices will continue to rise in 2018, which is likely to bring savvy, well-qualified buyers out earlier in the year to get a head start on their house hunting.

“… We expect the very low for-sale inventory, especially for ‘starter’ homes, to continue,” Core Logic’s Chief Economist Dr. Frank Nothaft wrote in a recent report. “As low inventory confronts the rising desire for homeownership by a growing number of Millennials, home sale conditions will favor the seller with low time-on-market, multiple contracts per home, and more homes that sell at or above list price.”

For retirees who have been contemplating a move to Riderwood, this month could be an ideal time to put your house on the market. Thometz says she expects available inventory for houses in all price ranges to remain low this spring, which translates to a strong sellers’ market.
