Sensible financial structure

Several aspects of Siena Lakes’ financial structure make it stand out.

First, is Siena Lakes’ fee-for-service model. Unlike other continuing care retirement communities, Siena Lakes doesn’t require residents to pay for health care services they may never use. The community only charges for higher levels of care if and when needed. Eventually, those higher levels of care will be available on site in a continuing care neighborhood.

This approach has been proven to save families thousands of dollars every year they remain independent.

Second, is its entrance fee. While a onetime entrance fee secures your apartment home, Siena Lakes offers two unique options to meet your budget: an 80% refundable entrance fee or a nonrefundable entrance fee. Details are outlined in Siena Lakes’ Residence and Care Agreement. 

Third, is its monthly service package. Each month, residents pay a single bill that covers almost all regular living expenses, including utilities, property taxes, cable TV, maintenance and repairs inside your apartment home, trash collection and recycling, 24-hour security and emergency response, a meal plan, and biweekly light housekeeping and linen service.

“Before I moved in I had a mortgage and an HOA fee, so I added those expenses, plus the cable and the food, and compared it to living here. It came out pretty much the same,” says Erickson Senior Living resident Cindy Malmo.
